The practice

A house is built twice —on paper, then on the ground.

Nearly every building failure you have heard of was a failure of the first build, discovered during the second. We spend longer in the documents than any builder you will interview — then build exactly what they say.

The standard we work to

The invisible work

Waterproofing. Set-out.Concrete.

Stone bathroom over a tested membrane — **Under this stone is a membrane** flood-tested for forty-eight hours before a single tile was laid. Photographed, dated, filed. Every wet area.

A stair whose shadow gap runs true — **A shadow gap that runs true for nine metres** is set-out, checked twice by two different people — months before the timber arrived.

Off-form concrete, board marks aligned — **We have rejected pours that met the Australian Standard** because they did not meet ours. No one would have known — which is exactly why it matters.

Two of its twenty-six months were spent entirely below the finished floor — work no photograph can sell, on which everything above it rests.

The original brick was repointed by hand; behind it, everything is new. From the street, nothing appears to have happened — which was the entire brief.

One house is missing from this page. Its owners asked for no photography, and meant it.

Discretion is only worth something when it costs something. Here, it costs us the best pictures we have ever taken.

At the site or over the drawings. If we are not the right builder, we say so at this meeting — and suggest who is.

Preconstruction

Buildability, detail resolution, open-book cost planning. The stone is reserved before the slab is poured.

Every week, in writing: progress, cost position, decisions needed — and anything not going well. You hear it from us first.

After

The years that follow

Seasonal checks through the first year. The complete record at handover. The principal’s line for as long as you own the home.
